Building permits

A building permit is required for the execution of any construction work, which does not fall within the scope of small-scale construction works and concerns in particular:


  • construction, addition and repair of buildings with uses such as housing, tourism, public utility, productive activities, wholesale, education, etc.
  • demolition of structures
  • excavations or embankments, as well as coatings, landscaping and plots for the purpose of building
  • change of use
  • construction of retaining walls, as well as fences and fences
  • small-scale construction works, with a budget of over twenty-five thousand (25,000) euros
  • legalization of any work performed for which a building permit is required.


Approval of Small Scale Construction Works is required for the following works:


  • placement of prefabricated houses in specific cases
  • pumping facilities and buildings with the absolutely necessary dimensions for their housing
  • construction of an elevator, required for the movement of persons with disabilities or disabled persons in existing buildings or in buildings that have an elevator with internal cabin dimensions outside the specifications
  • cutting down trees in specific cases
  • installation of scaffolding (scaffolding)
  • exterior painting work or replacement of railings or repair of coatings or repair of facades using scaffolding (scaffolding)
  • facade cladding and replacement of glass curtains using scaffolding (scaffolding)
  • construction of a pergola with a surface of more than fifty (50) sq.m.
  • installation of an empty water tank or pool, with a maximum area of ​​fifty (50) sq.m. type (compact)
  • internal arrangements, as well as change of use works for which the issuance of a building permit is not required, provided that the details of the load-bearing structure of the building are not affected
  • maintenance and repair of roofs using scaffolding (scaffolding)
  • prefabricated fencing, such as barbed wire, on plots not paved in areas within the plan
  • construction of a single stone warehouse per cultivated farm
  • installation of photovoltaic systems


Approval of execution of works is required for the following works, after submitting a technical report and declaration of a competent engineer that undertakes the supervision:
  • demolition of structures or buildings, which are characterized as dangerously dilapidated, in accordance with the provisions for dangerous constructions
  • application of the security measures, determined by the competent Building Service, in a building or constructions that have been characterized as dangerous
  • demolition or restoration of structures that have been deemed final arbitrary or have been subject to article 106 of Law 4495/17
